MOVING OUT
  1. 3-months before evacuation, the lessee must notify the landlord of when they are vacating the room.
  2. Lessee must allow prospective tenants to view the room if they are moving out.
  3. Landlord must refund key money and deposit to lessee within 2 months after lessee moves out.
  4. Room cleaning and disposing of furniture is the responsibility of the lessee.
    (Extention of lease - When the landlord wants to cancel the lessee's extention、the landlord must notify the lessee a minimum of 6 months before.
    The landlord must have one of the following reasons to cancel the lease:
    1) the landlord will use the house him or herself
    2) the house will be sold
    3) the lessee has violated the rules of the contract
    * it is illegal to cancel the lease of a tenant over age 70.
RULES
  • It is the lessor's responsibility to notify the lessee of the rules of the house. It is the lessee's responsibility to keep the rules.
    (General housing will likely have rules, but student housing generally does not).
  • The caretaker takes care of daily maintenance, such as cleaning the common area, disposing of trash, replacing lightbulbs or fixing water pipes, taking care of reception for guests, seperating and distributing the mail.
PETS
France is a very generous country when it comes to keeping pets in rented rooms! It is very rare that a tenant will be denied permission to keep a pet.
