1.情報を集める Getting information

日本では、不動産業者を訪ねたり、住宅情報誌を見たりして、情報を集めるのが一般的な方法です。最近は、パソコンを使って部屋探しをすることができるようになりました。一方、マンスリーマンションやゲストハウス(以下「マンスリーマンション」とするの場合は、運営している不動産会社と運営していない不動産会社があるため(運営していないところが殆ど)、インターネットで探すのが最も効率的です。(以下、マンスリーマンション運営業者を「業者」とする。)
In Japan, the most common way to gather information about housing is simply by consulting a real estate agent, or flipping through a real estate magazine. However, recently it is also popular to search through the internet.

2.保証人 Guarantor

日本で一般賃貸を借りる場合、日本人の連帯保証人を用意する必要がございますが、マンスリーマンションでは必要ありません。よって、日本に来たばかりの外国人の殆どは連帯保証人の要らないマンスリーマンションを選ばれます(外国人の方にとって日本人の連帯保証人を見つける事はかなり難しいため)。
さて、一般賃貸で必要となる連帯保証人とは何なのか?ここで簡単に説明しておきたいと思います。

When renting an apartment in Japan, you will need a Japanese guarantor.
Please read the passage below, which explains what a guarantor is and how the guarantor system works in Japan.

(1)連帯保証人の条件 Conditions for being a guarantor

連帯保証人は、「独立の生計を営む成人」つまり家計を支える収入のある人でないと、引き受けることができません。
The guarantor must be self-supported. If they do not have enough income to make a living, they will not be able to be a guarantor.

賃貸契約の連帯保証人は、債務保証責任を負います。もし、あなたが期日までに家賃を支払わなかったり、部屋を損傷したのに修理代を支払わなかった場合には、家主は、連帯保証人に支払いを求める権利をもっています。つまり、連帯保証人は、法律的にあなたに代わって、あなたの債務を支払う義務を負うことになるのです。
The guarantor must be willing to be held responsible for the tenant's actions.
If the tenant for any reason fails to pay the landlord, or damages the apartment or it's contents, the landlord has the right to ask the guarantor for compensation. Legally, the guarantor WILL be responsible for the tenant's actions.

連帯保証人は債務を伴う保証人ですから、つきあいの浅い(あなたのことをよく知らない)人に保証人を引き受けてもらうのは難しいでしょう。日本人の場合は、通常、両親や親類が保証人になりますが、外国人の方は、学校の先生、会社の上司や同僚、または友人に頼むのがよいと思います。
Since the guarantor must agree to be held responsible for all of your actions, it will obviously need to be someone who knows you very well. Usually, Japanese people ask their parents or relatives to be their guarantor. However, we recommend that you (as a foreigner) ask a Japanese teacher, coworker, boss, or friend to be your guarantor.

(2)手続き Resistering your guarantor

連帯保証人は、印鑑証明書を貼付した「連帯保証引受書」を提出します。これは、借主の一切の債務について連帯保証することを承諾する旨が書かれた書面です。
The prospective guarantor must submit to the landlord a 'guarantor certificate', signed with their seal stamp. They must also submit proof of their seal. It is with this document that a guarantor agrees to take responsibility for the the tenant's actions.

上記の書面(保証人引受書)がない場合は、契約書の連帯保証欄に実印を押し「印鑑証明書」を添付することを要求されることがあります。
If such a document is not available, the guarantor may instead be asked to stamp their seal somewhere on the lease contract, and also to submit the proof of their seal.

 

(3)保証人が見つからないとき(If you cannot find a guarantor)

どうしても保証人が見つからない場合は、保証人代行会社などもございます。
If for any reason you are unable to find a guarantor, we recommend that you consult with a company such as Nihon Chintai Hosho, which provides guarantor services for a fee.

ただし、保証人代行会社を利用できる不動産会社かどうか、事前に確認する必要があります。

3.部屋探しのポイント Things to remember when looking for your room

 マンスリーマンションを探す時、家賃の額、住宅の種類、部屋の間取り、付帯設備、方角、交通のアクセスなどを確認しましょう。また、幾つかの物件を比較する場合、業者により賃貸条件が異なるため、以下の点にも注意しましょう。

*水道、光熱費について。賃料に含まれているか否か。及びその金額、精算方法など

*保証金について。その額及び退室時に返還されるかどうか(清掃費として一部返金されない場合もある)
*賃料の精算方法(支払い期日等) *キャンペーン及び割引(オープンキャンペーンや長期滞在者向け割引などの有無)
*契約時に必要なもの
*賃料、保証金以外に支払うお金があるかどうか(清掃費、管理費、インターネット利用料等)
*設置備品、設備の内容



When a Japanese customer first consults with a real estate agent, they will tell the agent what they are looking for with regard to rent, type of housing, layout, facilities, directional orientation, and transportation access. The agent will then check to see if they have anything matching these specifications.

ホテルとは異なり、数ヶ月前から入居予約を受付けている業者は少ないです。そのため、どのぐらい前から予約が可能かも確認しましょう。

If you specify a a large apartment, a building close to a train station, etc, the rent will most likely be expensive. Therefore, please indicate below only what is absolutely necessary. Please rank the importance of your requests, by numbering them from 1 to 7, in the apropriate boxes..

海外に住んでいる方 If you are not currently living in Japan

入居希望物件を見つけたら、e-mailや電話で業者に連絡を取りましょう。
You ask the agents to fax floor plans to you if there are rooms which meets your conditions. Posting will be also possible, but fax is better.

物件の近くに住んでいる友人・知人がいるのなら、連絡をとって内見をしてもらいましょう。友人・知人がいない場合は、日本での勤務先に協力してもらうのもよいでしょう。
If you find some rooms interesting, immediately contact your Japanese friend or acquaintance living near the apartments, and ask him/her to see the rooms instead of you. In case that you have no Japanese friends or acquaintance, ask your company in Japan for help.

できれば室内の写真をとってもらい、メールで送ってもらうとよりイメージが湧きやすくなります。
It is a good idea your friend send you some pictures of the room by e-mail.

4.下見をする Going to inspect the room

希望に近い物件を見つけたからといって、直ぐに賃貸借契約をするのではなく、業者の方の立会いのもと、そのマンスリーマンションを見に行きましょう。もちろん案内は無料です。
Before you sign a contract, be sure to go and see the apartment of your choice in person. There is no charge to visit an apartment just to have a look
 

現地を見る時は、立会人から建物や部屋の設備などについて十分に説明を受け(破損箇所の確認)、それ以外にも建物の近く(特に、商店や最寄りの交通機関など)や日当たりなどについてもよく調べます。
While there, be sure to ask the agent for a full explanation of the facilities, and of course check for damage. You should take into consideration the area near the building, looking at the location and quality of nearby shops, parks, train/bus stations, etc.

 

法人契約の場合、その物件が気に入ったら、その旨を業者および勤務先に伝えます。後は勤務先の会社に契約までの一切を任すのがいいでしょう
If your company takes care of your housing, tell the staff of your company about the room you have chosen, and have them arrange things for you.
 

5.下見のチェックポイント Check sheet
(1)室内チェックポイントChecking the room
1 部屋の広さ、天井の高さSize of the room, height from floor to ceiling
2 間取図との違いはないか Whether there are any differences from the floor plan
3 どの様な備品が用意されているか(備品の質及び種類)。
Whether there is space for a fridge, washing machine, and so on
4 コンセント、テレビ、電話の端子と数 Number of outlets for TV, phone, and other electrical appliances.
5 日当たり Sunlight
6 騒音、臭いなど Noise and smell
7 キッチンスペースの広さや、コンロがガスか電気か Size of the kitchen, whether the stove is gas or electric
8 室内の傷など Damage, etc
(2)立地と設備 Checking the neighborhood
1 駅までの距離と、駅に急行、特急が止まるかどうか
Distance from the nearest station, whether express train stops there or not
2 周辺の店(コンビニなど) Stores (including convenience stores)
3 公園、郵便局、病院、コインランドリー Parks, post offices, hospitals, and coin laundries
4 駐車場・駐輪場など Parking lot for cars and/or bicycles
5 電車の本数と最終電車時刻 How often the train comes and the time of the last train
6 ゴミ置き場 Garbage disposal information

女性の一人暮らしは、まず安全を第一に考えたお部屋探しをしましょう。一般的には、「駅に近いこと」「オートロック」「上層階(2階以上)」「インターホン」などの条件が備わっていれば安心でしょう。また、「帰り道が明るいこと」「帰り道が商店街をとおり抜けること」「買い物に便利なこと」などの条件で安全な場合もあるので、自分にあった物件を探す事が大切です。
If you are a female, consider your safety when looking for an apartment. Generally, an apartment which is near the station, is above the 2nd floor, and has an automatic lock is considered safe in Japan. It is also safer to choose an apartment that can be reached by way of a well lit street, or a shopping road (this also has the added benifit of being conveniently located in a shopping district). Take care in finding a place that you can feel safe in.

6.入居申し込み Applying for your apartment

部屋が気に入ったら、申し込みをします。入居申込書に氏名、現在の住所、勤務先、緊急連絡先など必要事項を記入して申し込みは完了です。
Once you have found a room that suits you, you will need to apply for it. This involves submitting an application form with your name, current address, address of your work place, your guarantor's name, etc.

不明な点は質問をして、納得できたら、契約の日程を決め、契約の費用や用意する書類を確認してください。
If you are unclear about anything, don't be afraid to ask your agent. Once you are satisfied with the conditions of the contract and have arranged a rent price you are happy with, give the application to your agent.

7.入居審査-面接 Tenant check

上記の入居申込書により「入居審査」が行われます。居者としてふさわしい人物かどうか、勤務先・収入・キャッシングの延滞履歴など、様々な面から審査されます。この「入居審査」を経てはじめて契約書を交わすことができ、入居可能となるのです。
Once your real estate agent has recieved your application, they will give it to the landlord of the apartment you have chosen, and a tenant check will be done. From the information on the application, the landlord will decide if you would be a suitable tenant. They will consider, for example, your workplace, income, credit history, etc. After you pass this check, the last step is to sign the contract.
 

ですから、申し込みしたからと言って必ずしもそこに住めるわけではありません。申し込みから審査の結果が出るまでは、数日かかる場合もあります。
Just applying for the room is not the same is reserving it... the landlord has the right to turn you down if they aren't satisfied
with your application for any reason .
You should hear the results of the tenant check within two or three days after handing in your application.
